Shipping Policy
Effective Date: 28.07.25
At TK Standart Group, we specialise in the production and international delivery of high-quality modular and prefabricated buildings. As a sister company of Oasis Habitats, we are committed to delivering excellence not only in the buildings we produce, but also in the reliability and transparency of our shipping and logistics process.
1. Shipping Methods
Our primary delivery method is Ex Works (EXW) from our production facility in Ukraine. Under EXW terms, clients are responsible for organising collection and transportation from our factory gate. However, upon request, we may assist in coordinating delivery through trusted logistics partners under FCA, DAP, or other Incoterms subject to agreement.
We use transport solutions suitable for modular construction, including:
-
Low-loader trailers
-
Flatbed trucks
-
Container transport (for smaller prefabricated components)
For Incomers definitions: Incoterms® 2020 - ICC - International Chamber of Commerce
2. Shipping Regions
We deliver modular and prefabricated buildings across all of Europe, including:
-
Germany
-
France
-
Italy
-
Netherlands
-
Belgium
-
Austria
-
Poland
-
And other EU countries
Please contact us in advance if you have questions about shipping to a specific region or non-EU country.
3. Shipping Documentation & Compliance
Every shipment includes all required European Union–compliant export and construction documentation, including:
-
EUR.1 Movement Certificate
-
Declarations of Conformity
-
CE Marking
-
Quality Assurance Certifications
We ensure that all documentation is prepared in accordance with EU customs regulations, and our aim is to make your import process smooth and delay-free.
4. Packaging & Handling
Modules are prepared for long-distance transport using proven industry methods to ensure safety and minimise the risk of damage. While responsibility for loading under EXW terms lies with the buyer, our factory team assists with secure and proper placement on transport vehicles.
Please note that modular buildings are large, sensitive structures, and appropriate vehicles and lifting equipment must be used for transport and offloading.
5. Delivery Times
Once a unit is completed and ready for dispatch, delivery times range between 3 to 10 business days depending on your location within Europe and customs clearance processes.
Additional time may be required due to:
-
Adverse weather conditions
-
Special transport permits
-
Site access restrictions
Our team will work with you to provide realistic timelines and prepare accordingly.
6. Shipping Costs
Under EXW terms, all transport-related costs are borne by the buyer, including:
-
Collection from the factory
-
Insurance
-
Permits
-
Customs clearance
If you would like us to coordinate shipping and provide a fixed transport quotation, we can connect you with our trusted logistics partner.

7. Transport Risk & Insurance
As per Incoterms 2020, under EXW the risk transfers to the buyer at the point of departure from our facility. We strongly recommend arranging appropriate transport insurance to protect your investment during loading, transit, and unloading.
If we coordinate delivery under other Incoterms (e.g., DAP), we can offer insurance options upon request.
Minor cracks in plasterboard or finishes may occur during transport due to natural flexing of modules. These are typically addressed by the installation team during final assembly.
